Welcome to the Retreat at Championsgate, we hope you have a wonderful vacation in our community. Please find below some useful information and rules to follow during your stay.
IMPORTANT: In order to enter through the gatehouses at Championsgate ALL drivers must be registered for the date range of your stay. Please check with the either the owner or property manager of the property you have booked with that everyone has been registered prior to your arrival. This will avoid unnecessary delays upon your arrival as unregistered guests cannot be admitted under any circumstances.
Please also note that some of the gates in Championsgate are unmanned or for residents only and you will not be able to perform your initial check in at the virtual gates or use the residents only gate at Bella Citta at all.

Is parking on the street permitted?
Parking on the street is allowed if cars are parked with their tires not more than 12 inches from the curb
Parking is NOT allowed in the following areas:
No parking or driving on an part of the landscaping including grass
No parking in any area marked with a yellow curb which includes Fire Hydrants, junctions and mailboxes.
No parking on sidewalks
No blocking of driveways

Curtis protective services provide roaming patrol throughout the community and can be contacted on 800 551 8368 24x7 should you require assistance for any noise distrubances. In case of emergency always call 911.
Osecola county noise ordinance states the following:
7am to sunset volume must be below 55 decibels
Sunset to 7am volume must be below 45 decibels
All patrol officers are also CPR trained.
What is the speed limit in the community?
Speed limit throughout the community is 25mph
Are charter buses allowed in the community?
No, all charter buses should go directly to the tennis court parking lot for guest pick-up/drop-off. The address for the parking lot is 8955 Cliftons Draw Drive Davenport, FL 33896.
2 axle minibuses are permitted.
Are alligators present in the community?
Alligators are native to the area, and they may occasionally be seen in retention ponds. For everyone’s safety, fishing by the ponds and feeding alligators are strictly prohibited. These activities can attract alligators and make them more comfortable around people. Please stay aware of your surroundings, especially near the water.
What do I do with Trash?
All trash should be placed inside the bench / box at the front door and is collected twice daily as required. Please do not leave any trash outside the bench / box and ensure the lid is closed to prevent vermin.
The U.S. Postal Service does not deliver to communities primarily used for short-term rentals, so most houses in the Retreat do not receive USPS mail. However, a few homes have mailboxes as an exception. FedEx, UPS, and other parcel services do deliver to the properties, with packages left at the front door.
Can i have mail delivered to my vacation home?
Are RVs, trailers, boats, slingshots, golf carts, or campers allowed in the Retreat?
No, these vehicles are prohibited in the Retreat. They will be turned away at the gate.
Owners are permitted to have golf carts but these must be prearranged with management to ensure entry through gate and must be garaged when not in use.
Do dogs need to be leashed while in common areas of the Retreat?
Yes dogs must be leashed at all times while on Retreat property.

What facilities do i have access to during my stay?
Throughout your stay in the Retreat you have access to:
Country Club facilities including a discount code for golf fees
Please note that the golf course is private property and not open for walking, joggling or recreational use. For your safety and to respect the course rules, we kindly ask that all guests avoid walking on or through the golf course at any time.
