Gate Upgrade FAQs

Since ABDI Gate Access was implemented at Championsgate in 2014 no upgrades to the software or hardware have been performed. ABDI was sold to Envera in 2024 and as such is an end of life product.

During 2024 and into 2025 a number of studies were performed by the Masters board to determine issues with current gate access solutions and processes which were then rolled into a formal RFP during second half of 2025 with 5 solutions considered. The Gate Access Advisory Panel performed extensive calls with all the vendors as well as market analysis taking into account the relatively unique requirements of Championsgate given our multi gate / area needs as well as a large and diverse mix of needs across permanent residents and short term rental needs. This culminated in a recommendation to pursue one of 2 suitable solutions being Symliv and Proptia.

Masters board and the Gate Access Advisory panel then entered into final negotiations primarily related to pricing with both vendors with Symliv then being selected.

What is happening and why?

Barcodes will remain valid throughout and after full transition. All existing barcode locations remain in place. Bella Citta will remain as a barcode only location soley for the use of owners and permanent residents. No License plate recognition camera or check in facilities will be available at Bella Citta. Bella Citta will be the command post where all unmanned virtual call boxes are answered, CCTV cameras are monitored from as well as co-ordinating with all gatehouses and dispatching additional floating gate attendants to address any gate buildups and co-ordinating with HOA team on any issues.

QR Codes and Orange Passes will completely disappear. As of 22nd May 26 there are no QR code scanners onsite, Orange Passes will continue to be issued until Symliv is live which is expected to be 1st June 26.

Starting week of 1st June 26 we anticipate subject to weather for Westside and Leopard Creek to be fully license plate enabled.

What will stay and what will go?

We anticipate sending registration links to all owners and Property Managers to register for Symliv on Tuesday 26th May 26 with a full go-live on Symliv on Monday 1st June 26.

When will we get access to Symliv?

Do we need to migrate our own data from Gate Access to Symliv?

All barcodes have already been migrated to Symliv and are currently being dual maintained between GateAccess and Symliv.

We have a very large number of “Permanent Access” QR codes in Gate Access and the belief of the HOA team and board are that a large proportion of that data is aged and likely no longer valid so we won’t be migrating that data and instead will be asking all owners to review that data and reenter into Symliv where it remains valid.

For guests / visitors with timed entry (start / end date in the future) we have identified a way of getting that data and migrating into Symliv but it’s dependant on Envera / ABDI to extract and obviously with them losing our business they may not co-operate or not in a timely fashion. We will do all we can to make this happen but may require owners and PM’s to reenter this data. Final decision on this will take place week of 25th May 26.

What issues will Symliv and new gate hardware solve?

Car limits - Owners and sub associations will now be able to set and hard enforce vehicle limits per home. For the Retreat the HOA has set a max car limit of 6, owners can set a lower limit for their home by contacting Masters HOA to set.

Significantly expedited reentry via left hand lanes. No flapping of orange passes anymore, reentry will be via license plate recognition with over than 99% accuracy utilising best in class Tagmaster CT45 cameras.

Significantly shortened registration process in manned lanes. For visitors / guests who’s vehicle tag is not registered they will still need to visit a manned gatehouse to be matched as a valid visitor / guest and allocated against one of the vehicle slots on that home. When a vehicle drives up to the gatehouse the camera automatically populates the tag, make, model and color for the gate attendant and upon scan of ID and matched to a valid visitor / guest on the address the vehicle is then registered for entry. Once we have Curtis staff up to speed on the new system we expect to be able to double the throughput per hour per manned lane minimum.

As Symliv is a browser based system and we no longer require a printer to issue Orange Passes we can have mobile check in on ipads at busy times with additional gate attendants walking down the line and registering guests before directing them into the return lanes.

Symliv comes with fully flexible report creation facilities which will enable us to get full access to all data in the system. Why is this important? Right now we have no ability to see how many check ins to expect per day (guests with a start date of today) this will greatl;y help us in staffing accordingly. This info will also be invaluable for other associations to help with their vendors such as expected Trash demand in Retreat / Condos or potential visitors to Clubs.

Symliv also has the ability to lock out vehicles suspected of “Shuttling” this is a current problem with ABDI and QR codes where we have no ability to prevent multiple entries with same QR code. With Symliv we can fully configure the system to lockout a vehicle if it returns through any gate more than x times per x mins. We will set this at 3 times per 60 mins initially and monitor and adjust.

As the “credential” is now a vehicle tag this significantly reduces the risk of sharing credentials. Today QR code sharing is one of our biggest issues.

With all brand new and upgradable software and hardware the constant breakdowns we currently experience will be behind us.

With battery backup as well as Starlink backup we have significantly improved resiliance and redundancy on our gate systems resulting in much improved uptime.

For owners with multiple homes or Proprty managers with multiple homes all homes are now accessible via a single login. No need anymore to log out of one home and enter against another home.

As with all projects of this size the activities are broken down into phases with careful consideration being taken to making the transistion as easy as possible for owners, residents, vendors and visitors / guests.

Initial infrastructure works started in Feb 26 with “Foundation” phase split into 3 phases as follows:

Foundation Phase 1 involved upgrading power reduncancy at all manned gatehouse by adding battery backup in addition to Duke Energy power supply being surge protected to protect sensitive electronic equipment. Completed in March 2026

Foundation Phase 2 involved renewing all network infrastructure (Routers, switches, Access points and Network Video Recorders for Surveillance cameras) across all manned and unmanned locations. Completed May 2026

Foundation Phase 3 involved recabling, relocating and replacing all CCTV cameras across all manned and unmanned locations enabling complete coverage of all internal areas of gatehouses as well as 360 degree view of all gate locations as well as AI enabled seach capabilities. This wotk is underway and is expected to be completed in June 26.

Foundation Phase 4 is the final phase of the foundation stage where we add connectivity redundancy providing failover in the event of Spectrum outage to Starlink connection ensuring our manned gate locations remain online. This phase is expected to complete in July 26

In parallel to these activities as part of the Symliv implementation Accurate Electronics as the premium partner of Symliv for Central Florida will implement all the software and hardware required to fully enable and renovate our gates. Again this is broken into 4 phases as follows:

Symliv Phase 0 started on 18th May 26 and completed on 22nd May 26. This phase involved the installation of the local Symliv Server at US27 gatehouse, replacement of QR code scanners with virtual call boxes with temporary code entry at all manned visitor entry gatehouse right hand lane locations (Westside, Leopard Creek, US27 and North Track (Whistling Straits) as well as all unmanned gates which had QR code scanners. This includes the unmanned perimeter gates at Tract K, Ocean Course Avenue and Whisting Straits as well as the internal Country Club gates at Leaderboard, Dove Valley, Beth Page, Green Mile and Olympic Club. During Phase 0 and until Symliv is enabled which is expected to be 1st June static codes are in place. While we recongnise this is an equvalent risk to QR code sharing this is only temporary. Emails have been sent daily to inform owners of the static code as well as those codes being issued to visitors and guests on arrival or reentry on production of a valid orange pass.

Symliv Phase 1 starts on Tuesday 26th May and is expected to run for 4 weeks. During this time 2 Accurate crews anticipate converting one gate per crew every 3 days to be fully license plate enabled. This involves replacing the continental control panels at each gate and adding license plate cameras. During Phase 1 Symliv will send a unique code to each guest / visitor to be used at any gates they need to access which have not yet been license plate enabled. Once the final gate is transitioned to licence plate enabled codes will then completely disappear.

Symliv Phase 2 commences upon completion of Phase 1 and involves the replacement of all lift arms (white barrier), resetting the traffic loops and replacing and adjusting sensors to reduce tailgating risk as well as removing the metal gates and sending for refurbishing, In additional all gateposts will be straightened, strengthened as well as all gate motors replaced. Again this is expected to last 4 weeks with each set of gate leaves being offsite for up to 2 weeks for refabrication.

Symliv Phase 3 is as yet not board approved but if approved would include the following. Moving the barcode scanner and lift arm closer to the gatehouse to create a so called “Interlock” and adding lane seperation between the left and right hand lanes. This would significantly reduce the tailgating risk at Bella Citta by only opening the metal gates after a car has driven beyond the lift arm and the lift arm has closed. Additional potentials for Phase 3 are to enable LPR and callbox facilities on Fallen Oak and Blackwolf Run unmanned Country Club gates. This would enable Country Club visitors who are license plate registered to avoid the Whistling Straits manned gatehouse and enter directly.

When will this happen?

No software or hardware will be able to solve the problem of unregistered guests. It’s now much easier for both Owners and PM’s with Symliv to register guests and there is also a facility to send the lead booker for a short term rental the link where the lead booker can register the guests and vehicles up to the determined guest and vehicle limits saving the owner / propoerty manager time and putting the onus on the lead booker to get the information correct.
